Matt Olsen’s practice centers on the dynamic intersection of land, development and innovation, where evolving projects push the boundaries of real estate and construction. As a strategic litigator, Matt navigates the complex terrain of modern construction and land use, frequently addressing multifaceted disputes that range from high-stakes construction claims to zoning and property conflicts. He's particularly engaged with emerging trends in big data centers and the infrastructure needed to support them — projects that demand a keen understanding of both traditional construction and real estate concerns and cutting-edge technology and energy requirements. By prioritizing practical, cost-effective solutions, he aligns his approach with the future-forward needs of his clients.

Data Center Litigation and Dispute Resolution

Matt offers experience leading teams to resolve disputes arising in the design, development and operation of large-scale data centers and critical infrastructure projects. He represents some of the world’s largest technology companies in fast-paced, high-dollar litigation that can reach into the nine and ten figures. Whether the disputes involve electrical fit out issues, design or construction defects, colocation, energy usage, heating and cooling, or any number of other issues that may arise before, during or after construction, Matt works to resolve intricate disputes in this rapidly evolving market segment. Matt also guides clients through the complex fixes and remediation work that may be required due to the various defects or other issues that often arise. He strives to put clients in the positions they expected to be in when the project first started. 

Energy & Construction Litigation

Matt’s substantial construction litigation experience includes securing favorable outcomes in matters involving significant renewable energy projects across the country, construction defects and fraud, lien and contract disputes, payment disputes and other complex issues. He has helped owners, contractors, designers, governmental entities and other stakeholders resolve their disputes to keep their construction projects on track. 

He leads trial teams for solar and wind developers, social media companies, national senior living and multi-use developers and roadway contractors. These disputes concern wide-ranging issues from design and construction defects, project delays and supply-chain problems, regulatory challenges, energy consumption and sales, and damages disputes that threaten or impact business operations and profits. 

Recently, Matt helped save $100M+ renewable energy projects from legal challenges, defeated $50M+ in delay and defect claims following a three-week arbitration involving a wind farm contractor, and recovered or saved millions of dollars for roadway contractors and commercial developers in numerous disputes.

Land Use Litigation

Matt has represented renewable energy companies, municipalities, developers, real estate investors, homeowners’ associations and other real estate stakeholders in land use litigation. From securing necessary permits and approvals to resolving land use disputes, clients rely on Matt to advance their interests in administrative and judicial proceedings. 

In addition to saving developers from remonstrators and other land use threats, Matt has helped hospitals and governmental entities acquire property needed to support and expand health care and public health offerings.  

Real Estate Litigation & Eminent Domain

Matt represents clients in diverse and complex real estate disputes. Matt routinely represents clients in eminent domain matters, contract disputes, and any number of other matters involving land or anything built on land. He has obtained millions for some of the world’s largest telecommunications companies in eminent domain disputes, litigated matters for national hospital systems and won multiple appeals that went to the state Supreme Court.

Personal Interests

Outside the office, Matt spends most of his time chasing his three young children and trying to stop them from destroying their home. He and his family enjoy summers boating on a nearby reservoir and playing every sport they can. Matt is desperately hoping his children will share his love for Nebraska Cornhusker football.
